{"id":1110,"date":"2010-03-30T12:06:00","date_gmt":"2010-03-30T12:06:00","guid":{"rendered":"https:\/\/www.lienitnow.com\/blog\/index.php\/2010\/03\/30\/property-values-continue-to-increase-but-the-numbers-are-tricky\/"},"modified":"2010-03-30T12:06:00","modified_gmt":"2010-03-30T12:06:00","slug":"property-values-continue-to-increase-but-the-numbers-are-tricky","status":"publish","type":"post","link":"https:\/\/www.lienitnow.com\/blog\/2010\/03\/property-values-continue-to-increase-but-the-numbers-are-tricky.html","title":{"rendered":"Property Values Continue to Increase&#8230;But the Numbers Are Tricky"},"content":{"rendered":"<p>Today it was reported that the Standard &amp; Poor\u2019s Case-Shiller Index rose 0.3 percent in January from December, seasonally adjusted.\u00a0 This marks the\u00a0index&#8217;s eighth consecutive monthly increase.<\/p>\n<p>But the news was not all good.\u00a0\u00a0Seasonal adjustment of\u00a0data lifts the numbers in the winter months, when the number of home sales is usually much less than the rest of the year. On an unadjusted basis, the index actually fell 0.4 percent in January from December.<\/p>\n<p>Increases in the number of house sales, and housing prices, were a result of homeowners attempting to close before the government\u2019s $8,000 tax credit was scheduled to end Nov. 30.\u00a0Though Congress\u00a0extended the credit until April 30, it apparently did so too late, and the number of homes sold in the period after November 30 decreased markedly.<\/p>\n<p>When taken with other housing indexes, the Case-Shiller\u00a0Index&#8217;s numbers are not as comforting.\u00a0 The First American CoreLogic Home Price Index dropped 1.9 percent in January, and the Federal Housing Finance Agency\u2019s index dropped 0.6 percent in January.<\/p>\n<p>Twelve of the cities in the Case-Shiller index went up in January from December. Los Angeles was the biggest gainer, up 1.7 percent. Chicago was the biggest loser, dropping 0.8 percent.<\/p>\n<p>Want to know the\u00a0best and worst cities in which to\u00a0have owned real estate over the century\u2019s first decade?\u00a0 They are as follows:<\/p>\n<p>The three best cities: Los Angeles, New York and Washington.
